Tips for Choosing a Real Estate Attorney

  • Hire early: Engage your attorney before signing the Offer to Purchase — they can review the contract terms and negotiate on your behalf before you're locked in.
  • Confirm MA experience: Make sure the attorney handles residential real estate closings regularly in Massachusetts, not just occasionally.
  • Understand the fees: Most MA real estate attorneys charge a flat fee for a standard residential closing, typically $800–$1,500. Get the fee in writing upfront.
  • Ask about availability: Your attorney needs to be reachable when issues arise — during the P&S negotiation, at inspection, and at closing. Confirm their response time.
  • Don't use the lender's attorney: The lender's attorney represents the bank, not you. You need your own attorney to review the Purchase & Sale Agreement and protect your interests.
